Charn Issara changes tack and opts for mixed use
IN a key change of direction major listed developer Charn Issara Development Plc has decided to focus more on mixed-use projects in future rather than single-use schemes, Songkarn Issara, the company’s managing director said yesterday.
Speaking at a press conference held to launch two posh housing estates in Bangkok, Issara Residence Rama 9 and Baan Issara Bangna, Mr Songkran said that he has already started moving in this direction by acquiring 20 rai of land next to his 90-rai Baan Thew Talay condominium and hotel estate in Cha-am-Hua Hin area with the new addition enlarging it to 110 rai.
This new plot is on Petchkasem Highway and a commercial complex will be built on it with the company already studying plans for a launch sometime next year.
Looking back forty years, Mr Songkran said that his father had initially only sold land plots but later started building townhouses. The next step was to add something significant to a townhouse development and that was a movie hall.
When he joined the business he launched Charn Issara Tower 1 on Rama 4 Road which was very well received.
After a string of successful developments over the decades, this company is now gearing up to dazzle the upper class with two luxury single house estates and has set the pre-sales for August 8, 2016. A special discount and a holiday package of three-day, two-night stay at the beautiful Sri Panwa Estate in Phuket will be offered together with business class air tickets to buyers who book on that day.
A total of 20 three-story houses will be built at the over nine rai Issara Residence Rama 9 estate in soi 13 off Rama 9 Road. The land plot for each house will range from 112 to 208 square wah and the living space will be from 700 to 764 square meters.
The price is between 80 and to 120 million baht and the project value is 1.8 billion baht.
Meanwhile Baan Issara Bangna project is at kilometer 8 of Bangna-Trat highway and directly opposite Mega Bangna. This estate is around 24 rai and there will be 43 two- or three-story houses on 99 to 228 square wah plots.
These houses will be from 425 to 633 square meters in size and the starting price is 46 million baht. The project value is 2.6 billion baht.
